Start with your property and your plans

Explain your preferred timing, settlement needs and reasons for selling. Ask your salesperson to show relevant recent sales and explain differences in location, land, condition and improvements. A Mangawhai Heads home, a village section and a Kaiwaka lifestyle block need different comparisons. Current asking prices help show the competition but do not establish what buyers have paid.

Prepare the information buyers will need

Gather the documents you hold about the title, alterations, consents and services. Tell your salesperson about known issues. For rural and lifestyle properties, include information about water, wastewater, access and any shared maintenance arrangements. Your lawyer can help identify documents and disclosures relevant to your property.

Before spending on improvements, discuss presentation priorities, photography and access for viewings. Keep the distinction clear between an inexpensive tidy-up, essential repairs and work that needs professional advice or consent.

Choose a sale method

  • Advertised price: gives buyers a stated price to consider. Discuss when the price and campaign should be reviewed.
  • Negotiation: invites offers without a fixed advertised price. Ask how buyer feedback will be assessed.
  • Deadline sale: invites offers by a stated date. Confirm whether earlier offers may be considered.
  • Tender: uses a formal written-offer process and tender documents. Your lawyer should explain the terms.
  • Auction: brings buyers together to bid under auction conditions. Discuss the reserve, preparation costs and the plan if the property does not sell at auction.

Agree the campaign and costs in writing

Ask for a clear explanation of commission, GST, advertising costs, the proposed marketing channels and when payments become due. Understand the agency agreement and obtain legal advice before signing. Agree how you will receive updates about enquiries, viewings and offers.

Your sale-planning worksheet

Use these questions at your appraisal meeting. Write down the answer and who will confirm each item, so you can compare proposals on the same basis.

  • Comparable evidence: Which completed sales are closest to my home or land, and what adjustments matter? Ask for the sale date, property type and differences in usable land, condition, access and services.
  • Preparation: What should be repaired, tidied or documented before photographs? Who will do it, at what quoted cost, and is consent or specialist advice needed?
  • Marketing: Which photography, floor plan, signage, online promotion and viewing arrangements are proposed? Which are optional, who supplies them and when do I pay?
  • Commission and other costs: What is the complete fee including GST, when does it become payable, and what costs remain if the property does not sell? Include your own legal, moving and finance-related costs in your plan.
  • Campaign review: When will we review enquiries, viewings and buyer feedback? What would cause us to change the price, marketing or sale method?
  • Settlement: What timing do I need, and how does it relate to another purchase or move? Take linked sale and purchase agreements to your lawyer before committing.

Assess offers and prepare for settlement

Consider the price together with conditions and the proposed settlement date. Have your lawyer explain the agreement before you accept or sign. Keep in touch with your salesperson and lawyer as conditions are addressed and settlement approaches.
