Use an open home to decide whether a property deserves closer investigation. If it is being sold at auction, organise your finance, document review and inspections before bidding. The listing salesperson can explain the timetable and provide the available property information.

Check the latest property page and confirm the viewing with the salesperson, particularly if travelling from outside the area. Save the address and property reference. Bring a short list of essentials and questions, and allow time to explore the immediate area as well as the house.
Ask before taking photographs. Keep notes on each property so details do not blur together. Read Settled.govt.nz’s open-home guide for an independent checklist. A viewing is not a building inspection.
Register your interest with the agent and ask to be told about changes to the auction. Arrange your lawyer’s review of the auction documents and complete the relevant property checks. Confirm finance for the particular property, the deposit arrangements and the settlement terms. Auction purchases are normally unconditional; be ready before bidding.
If you need different terms or cannot attend, discuss the options with the agent and your lawyer early. Do not assume a variation or a remote-bidding arrangement has been accepted until it is confirmed. Set your maximum bid in advance.

Separate what you liked from what still needs checking. Send the salesperson your outstanding questions and request the documents your advisers need.
