Choose an agent by the quality of the evidence and plan they bring to your property. A useful comparison covers local experience, the people doing the work, how buyers will be reached, the complete cost and how decisions will be made during the campaign.

Use the same questions for each agent. Record the answer, the evidence supplied and anything still to be confirmed.
Keep asking prices separate from completed sale prices. Ask whether an example’s date, property type and location make it relevant today. A national or district-wide summary can provide context, but it does not determine the value of a particular Mangawhai home. If an example lacks a confirmed price or important detail, record that limitation rather than filling it in.
Ask the agent to show how the appraisal changes across realistic scenarios and which differences matter most. The most useful explanation makes its assumptions visible.
