The Village centre is around Moir Street and its connections with Molesworth Drive and Insley Street. Wood Street is the shopping area in Mangawhai Heads. These are distinct centres, so check which one a property description means when it says “close to the village” or “near the shops”. Council’s Village intersection information and Wood Street project information help identify the locations; historical project announcements are not a statement of today’s works programme.

Mangawhai Harbour and the wider Kaipara Harbour are different places. Confirm the actual water access or outlook you are considering. For a holiday home, include how the property will be looked after between visits; for a permanent home, test the everyday routine outside a holiday visit.
The office’s Kaiwaka records include homes, lifestyle properties and sections around Baldrock Road, Pa Road and Oneriri Road. These addresses should not be treated as interchangeable. Compare the trip to your regular destinations, driveway and road access, usable land, services and the work needed to maintain a larger property.
The sold record for 428 Baldrock Road is one example of the office’s lifestyle-section work: it records 1.46 hectares and a sale on 25 June 2024. It demonstrates a property type and location, not today’s value for another block.
Current office listings include lifestyle properties in Hakaru, such as those on Wonderview Lane and Valley View Lane. When comparing a home with more land, ask how much space suits your intended use and what ongoing work it creates. Check fencing, access, water, wastewater, outbuildings and the services you need for working from home.

The office’s sold-property records include lifestyle land on Staniforth Road in Te Arai. For a coastal or rural search here, establish the property’s actual access, title restrictions and service arrangements. If your plans involve building, get the relevant council and professional advice before assuming a section will accommodate your design.
Check which council administers the address. A place name or an agency’s service area does not determine the applicable planning rules. Confirm any travel, recreation access or facilities important to your decision independently.
The website’s property evidence includes a home on Hurndall Street East in Maungaturoto and completed lifestyle sales in Wellsford.
