Starting a Tenancy

Before the tenancy starts, read the written agreement and check that the names, address, start date, rent, term and other agreed details are correct. Ask questions before signing if a clause or responsibility is unclear. Tenancy Services explains tenancy agreements.

At handover, walk through the property and record its condition with dated notes and photographs. Note existing marks, appliances, keys, access devices, chattels and any promised work. Send the record to the landlord or manager using the channel in your agreement and keep a copy.

Check the bond amount, payment instructions, receipt and lodgement information. Tenancy Services holds most residential tenancy bonds; verify current rules and keep proof of payment: bond information.

Arrange power, internet and other services directly with providers. At a rural or coastal property, confirm provider coverage and the actual water, wastewater, rubbish and access arrangements for that address.

Write down who to contact about repairs and how notices must be given. Because Ray White Mangawhai does not provide ongoing property management, use the landlord or manager contact in the tenancy agreement after move-in. Official information for new tenants.
