Repairs and Maintenance

If something needs repair, record what has happened, when you noticed it and whether it is getting worse. Take clear photographs if safe and useful. Contact the landlord or property manager named in your tenancy agreement using the stated method. Keep a copy of your message and any reply.

For an urgent problem that could harm someone or cause further damage, use the emergency contact in your agreement and take reasonable steps to keep people safe. If you cannot reach the contact, follow current official guidance. Do not arrange non-urgent work or deduct costs from rent without the appropriate agreement or advice.

Tenants and landlords have different responsibilities, and responsibility depends on what needs repair, the cause and the tenancy agreement. Tenancy Services explains damage, repairs, access and notice requirements. A landlord generally must provide and maintain a rental property in a reasonable state of repair; tenants should report issues promptly and take reasonable care of the property.
