Ending a Tenancy and Bond Refund

Start by checking the type of tenancy, the end date and the notice rules in your agreement and current Tenancy Services guidance. Notice periods and fixed-term rules can change and may depend on your circumstances, so use the official decision tool rather than relying on an old example. Give any notice in the required form and keep evidence of when and how it was sent. If you are asking to end a fixed term early or need an exception, get advice before making assumptions. Tell the landlord or manager named in your agreement and keep copies of messages.

Before returning the keys, arrange a final inspection, remove your belongings, follow the agreement for cleaning and rubbish, and record the property’s condition with dated photographs. Settle rent and agreed bills through the final day, arrange utility readings where relevant and return all keys and access devices as agreed.
